A plain-English checklist for selling your Kansas City home without an agent.
Before you list
- Research what similar nearby homes recently sold for and price from that.
- Declutter, deep clean and make small repairs buyers will notice.
- Gather your mortgage payoff, tax and utility details, and any HOA information.
- Take bright, clear photos in daylight.
Getting it seen
- Write an honest, specific description with the key features and updates.
- Use a clear yard sign with your phone number.
- List online and share with neighbors, friends and social media.
- Keep set times for showings and follow up with every visitor.
Offers and contract
- Ask every buyer for a pre-approval letter or proof of funds before negotiating.
- Compare price, financing type, down payment, contingencies and closing date, not price alone.
- Have a real estate attorney or title company help with the contract and disclosures.
- Know which seller disclosures Kansas or Missouri law requires.
Appraisal to closing
- Expect an appraisal, and a possible inspection and repair request.
- Stay in touch with the buyer’s lender so deadlines don’t slip.
- Choose a title company early and confirm closing costs and the closing date.
- Plan your move and final walk-through.
